Appraiser Certification

Appraiser certification is attained at the end of a long training program which you will need to undertake if you wish to become a certified real estate appraiser. Once you have managed to achieve your qualifications, you will gain your license from the state, and be able to use the letters CREA after your name. These mean Certified Real Estate Appraiser, and are only usable by trained and licensed appraisers.

The first step on the long road to success is to find out your state's procedures for obtaining a trainee license. This will allow you to work as an appraiser under someone already licensed. Each state has different rules concerning the qualifications you need to fulfil even to be able to get this trainee license, so you will need to check with them first.

Having achieved this first step words appraiser certification, you will need to find at least one established appraiser who can train you. You will need to perform a certain number of appraisals as a trainee before you can hope to graduate as a full licensed appraiser. Because there are so many people trying to break into this career, finding your mentor will not be an easy task. It may be necessary to use more than one mentor in your quest, even at any one given time.

While you are completing the training, you will need to take a second job to support yourself through this difficult but necessary time. It will, of course, be best if that job can be within a related field, and provide some useful input into your future career. Possibilities do exist for jobs at appraisers' offices, although they are no easy to find.

Another possibility is bank work. Working at a bank will allow you to get an insight into the way the lenders themselves work, and many banks will be keen to employ someone who has taken the initiative to study appraisal, and taken it far enough to qualify for the trainee license.

Anyone in a career such as appraisal, where so much of the work comes from referrals, should be looking to create a network of contacts as early as possible in their career. It shouldn't prove too difficult, as you will be mixing with other aspiring young professionals eager to develop their own networks.

Appraiser certification will allow you to work with loan providers, so making contact with as many loan brokers as possible will be a good idea. These loan brokers can even provide you with work as a trainee, as long as there is an experienced appraiser who will be able to sign and validate your work.

A real estate sales license is another good idea, even if you don't like the idea of working in sales. It could provide a short term opportunity which will help you through the training period, and it will also give you a qualification which will be useful in accessing data once you have qualified as an appraiser. This will prove to be a very valuable qualification to hold alongside your appraiser certification.
