How to Become an Appraiser
How to become an appraiser is a question does not have any one specific answer, although the industry is more rigidly controlled than many. Appraisers are licensed by the state, and are entitled to use the letters CREA after their name. These letters confer the status of Certified Real Estate Appraiser. The first step you need to take on the long road to a career as an appraiser is to contact your state authority to find the procedure for obtaining a trainee license.
Be aware at the start that a career as an appraiser is a much sought after one, and that you will need to go through a long period of training, as well as a period of time when your earnings will be low. Be prepared to work long hours and support yourself in another way until you become an established appraiser.
The next part of the project is the most difficult for many people, but it also the essential step. This is to find at least one established appraiser who will teach you how to fulfil the day to day tasks of the job. You will need to fulfil an hours requirement for your training, and that will need at least one supervisor who can under sign your work while you are only on a trainee's license.
Unless you are lucky enough to have a family contact, or know someone through personal friends, you will find attracting these mentors to be an extremely difficult task. There are so many potential appraisers all trying to break into the profession, and experienced appraisers find their time being taken up by so many tasks, that you will need to hustle hard for your opportunity.
There is always a possibility of acquiring a trainee's job, which does not have to be at appraiser's office. Obviously, if you can manage to win a job like this, it can only help, but a trainee job at a bank is another possibility. They do hire apprentice appraisers.
As you are going through this long and frustrating process leading up to full qualification as a real estate appraiser, make sure you develop as many contacts as you can, both in this field and in related ones. Loan brokers are especially useful, as it loan providers who need to call on the services of the appraiser in the first place.
One especially good tip is to qualify at the same time for a license to work in real estate sales. Although you may not want to do this as a full time career, the license will come in useful at some time in the future in allowing you to obtain data you will need as part of your appraisal work.
Becoming a real estate appraiser is not easy, and you will need dedication and hard work to achieve the goal. Getting a second job to support you in the first instance is pretty much essential. Although it will be tiring, it will take a lot of the worry and pressure off, as you go through the necessary training steps, and learn for yourself how to become an appraiser.
