The Art of Real Estate Appraising
Real estate appraising is carried out by certified real estate appraisers, who need to be properly trained, and then licensed by the state in which they operate. The appraiser is entitled to use the letters CREA, which stand for Certified Real Estate Appraiser. The certified appraiser will have been thoroughly trained in the art of assessing properties and will also have enough local knowledge to be able to assess values comparatively.
The first essential part of the task is to do a thorough examination of the site itself, paying particular attention to the structure of the property. The appraiser will need to produce a very detailed description of both the site itself, and the property. This description will be the most fundamental piece of data, which the lender will use in deciding how much money to lend on the property.
This description will be backed up with photographic evidence, which will be used to both reinforce the appraiser's opinion, and give the lender a more detailed insight into the exact nature of any structural defects. In an extreme situation, it may even be that the land has far more potential if it is redeveloped an alternative way. This will, of course, need to be in keeping with local zoning regulations.
The analysis of the property itself needs to be combined with an analysis of the neighborhood. No property can be assessed accurately if it is only considered in isolation. All properties, even ones which are structurally identical, need to be assessed within the context of the area in which they are. This analysis of the neighborhood forms another vitally important part of the appraisal procedure.
Analysis of the neighborhood is every bit as vital as analysis of the property itself. Nothing will force down the value of a property more effectively than the property being a bad area. No one, whoever they are, wants to live in a property in an area where their very life is under threat from unsavory social conditions.
Real estate appraising should ideally be carried out by someone with detailed local knowledge, and wide-ranging experience. All neighborhoods are different from each other, and values can vary wildly over even very short distances. There is simply no substitute for detailed local knowledge gained over years of performing similar appraisals.
The task of making accurate appraisals is actually more difficult in solid, safe areas, where a large percentage of the population will tend to stay in the same property for many years. In these areas, there will be a reduced database of previous sales, making the assessment of potential value far more difficult to achieve.
There is also a sentiment factor which is augmented in this type of area. In desirable areas, people are far more likely to decide that they want a specific property even if it means paying well over the market price to get it. As with any other market in which highly desirable items are bought and sold, the final values will have an increased tendency to be higher than industry experts would predict. This is just one of the inherent difficulties in an accurate real estate appraising.
