How Value Appraisals Determine Value

Value appraisals can be carried out on any item which has significant saleable value. When people think of appraisals, it tends to be land and real estate which are thought of first. That is understandable, as appraisals are a vital part of real estate lending. No lender will ever lend money on land or property without having it properly appraised first. Appraisers of land and property are highly trained, and are licensed with the state in which they operate.

These property and land appraisers will do a very detailed inspection of the property, and also a comprehensive analysis of similar properties which have gone to market in recent months. Combining these two sets of data allows the appraiser to come up with an estimate of value. Even here, appraisal is more of an art than a science, and it is still common for different appraisers to come up with significantly different evaluations.

Although property and land appraisers are the ones which so often come to mind, there are appraisers in so many other fields where items of value are bought and sold. Any business has a saleable value of some kind, and appraisers are often brought in by potential buyers who are thinking of adding to their portfolio. An appraisal of a business can only be a very rough guide to the value of the business to the buyer, because the profits the buyer can achieve from it will depend to a significant degree on how well the new business can be integrated with the established one.

Another aspect of value appraisal is appraisal of antiques and collectibles. This is far less “hit and miss” than business appraisal, because virtually every type of antique appears in a catalog of values. There is, however, in many cases, a considerable discrepancy between the values quoted in a catalog and the values which can be realized in the real world market. Appraisers with experience will be able to give you a very good idea of the type of figure which can be expected at auction, which is always the “purest” test of an item's true value.

Vehicles can also need value appraisals. The common makes of vehicle will usually be easy to appraise, as there is such a healthy market in them. Items which differ only to a very small degree will be traded at auction on a regular basis, so anyone with knowledge and experience should be able to give a fairly accurate appraisal. For rare classic cars, it is so much harder. It is always a case of how much somebody in the market is prepared to pay, and at auction it is a case of how much two or more people would be prepared to pay. The rarer an item, the more inaccurate an appraisal is likely to be.

Value appraisals in any field get harder to make as the items become more scarce. In many cases where an item is not being produced any more, such as antiques and classic cars, the values are likely to rise as examples become damaged or ruined. The only counter to this is that the number of collectors can dwindle over time, leaving a kind of parity with the market being pulled in both directions at once. This is just one of the challenges an appraiser faces with value appraisals.
